TaxSale Canada brings together published Canadian tax sale listings, official notice links, property information, and research tools. Use it to find opportunities, build a shortlist, and prepare your own due diligence. We are an independent information service. The municipality or other authority named in the official notice conducts the sale and accepts bids.

A tax sale is a process for recovering unpaid property taxes. Depending on the province and the stage of enforcement, land may be offered by public auction, tender, or a later sale of land acquired by a municipality. The notice tells you what is being offered and which process applies. A tax sale listing does not by itself establish the property’s value, condition, or suitability for your plans.

You can explore all ten Canadian provinces. Published listings depend on the notices we have collected and checked, and sale schedules vary by province and municipality. Some areas hold an annual sale; others publish when a sale is required. An empty result does not establish that no tax sales exist in that area. Check the province’s source links and the responsible sale authority as well.

Browse upcoming listings, view published minimum bids and sale dates, and open the official sale notice. Your account lets you save properties across devices, view listing activity, and manage email preferences. Creating an account does not require payment details. Membership adds access to the available protected property research.
Create or access your accountProperty researchAre the minimum bid and assessed value estimates of what I should pay?
No. The minimum or reserve bid is the amount identified for the sale, not a market valuation or a prediction of the winning bid. An assessed value relates to an assessment record and its stated year; it is not a current appraisal. Compare the actual parcel, condition, permitted uses, and total purchase costs before setting your own budget.
Property researchWhy are an address, assessment, property size, or images missing?
Official records do not provide the same details for every property. Some notices identify land only by a parcel number or legal description. We show information where it is available and leave unverified facts marked as unavailable. Missing information does not mean a property has no building, no value, or no restrictions. Use the official identifiers to investigate further.
Property researchDo maps and aerial images prove boundaries, road access, or buildability?
Maps and imagery help you understand the location, but they do not replace a survey, title search, inspection, or planning confirmation. A visible road or track does not establish a legal right of access. Images may predate current conditions. Confirm the parcel, registered access rights, zoning, services, and any development restrictions with the relevant authorities and qualified professionals.

A sale notice is not permission to enter private property or a building. Ask the sale authority whether inspections are available and obtain any required permission from the person entitled to give it. Do not assume the property is vacant or accessible. Confirm occupancy and lawful access before arranging a visit.
Property researchHow do I request deeds or other official property records?
Property records are an optional, separate purchase for an individual listing. A verified account is required to order. A standard package is CA$99.95, or CA$79.95 for an active Investor Monthly or Annual subscriber, with standard record costs included. The 30-Day Pass pays the regular CA$99.95 price. Applicable taxes appear at checkout. Open the property’s Complete Property Research section and use its checkout option when available. Review the displayed price and checkout details before paying. The service gathers available records; it does not include a legal opinion, survey, or guarantee that every requested document exists.
View pricingProperty researchWhere do I find my research order and download its documents?
Sign in to the account used for the purchase and open Account. Your research orders show their status, and fulfilled orders display private document download buttons. An order also appears on its property page while that listing is available. Records are gathered after payment confirmation, so checkout is not an instant document download. Use Refresh status to check progress. If a sale deadline is close, contact us before ordering to discuss timing.

Do not assume immediate ownership or possession. Payment, transfer, redemption rights, occupancy, and interests that remain on title depend on the province and the specific sale. In some processes, an owner or another entitled person can redeem the property after the auction. Have a lawyer familiar with that province review the notice and title implications before you commit.

Submit bids and sale deposits directly to the authority named in the official notice, using its prescribed process. A TaxSale Canada account, membership, saved property, or records purchase does not register you for an auction, submit a tender, or pay any part of the property purchase price.

A tender normally requires you to deliver a written bid in the required form by a deadline. An auction uses the bidding process specified by the sale authority, which may involve attending and registering in advance. Forms, delivery methods, identification, deposits, and payment deadlines differ. Follow the method in the current notice rather than applying another province’s rules.

The official sale package sets the deposit or payment amount, accepted payment methods, payee, and deadlines. Some auctions require full payment immediately; other processes use a deposit followed by a short payment period. Budget for applicable taxes, transfer or registration costs, legal work, and other amounts stated in the notice. Arrange funds before bidding and confirm the exact local deadline and delivery location.

Check the sale authority’s registration and identification requirements, including any rules for corporations, representatives, or joint purchasers. Creating a TaxSale Canada account does not establish eligibility to buy Canadian land. If residency, citizenship, property type, or the ownership structure could affect your purchase, obtain advice about the restrictions and taxes that apply before submitting a bid.

Yes. A sale authority may issue an amendment, postpone a sale, withdraw a property, or cancel the sale. Review the latest official notice and confirm with the sale authority before delivering a tender, travelling to an auction, or sending funds. A listing’s checked date and recorded activity are useful context, but they do not guarantee that a later change has already reached our website.
View your listing activityBidding & resultsDoes “ended” mean the property sold, and where can I find the result?
Ended means the advertised deadline has passed. It does not confirm a successful sale, a winning bidder, or a closing price. The sale might have been withdrawn, received no acceptable bid, or still be awaiting its next step. Contact the responsible sale authority for the outcome. A minimum bid or assessed value should never be read as a sale result.
Account & alertsHow do I save a property and find it on another device?
Create an account or sign in, then select the bookmark or Save property button on a listing. Your shortlist is associated with that account. Sign in with the same email on another device to find your saved upcoming properties under Saved. Select the bookmark again to remove a property.
Open your saved propertiesAccount & alertsWhat happens to a saved property after its deadline?
Saved focuses on upcoming properties. Open Alerts to see recorded past deadlines and cancellations for saved properties, where those records are available. A past listing may no longer have an open property page; its activity can still link to the official source. Removing a bookmark also removes that property from activity that depends on your saved list.

The activity feed includes recent new or updated listing records matching your preferences, saved properties closing within seven days, and recorded cancellations or past deadlines. Recent updates cover the last 14 days. Use the category filters or Only saved properties to focus the feed, and Refresh to reload it. These are website records, not instant notifications or a complete municipal change log.

Open Alerts, then Email preferences. Choose provinces, optional property types, and a frequency, then save. Weekly summaries are available in account preferences; Investor members can choose daily. Email delivery requires a verified address and an available delivery service. The page shows the current delivery status, so saving preferences alone does not mean emails are being sent. Website activity is available separately.

Yes. Use the email signup on a province page, enter your address, and give consent for that province’s listing alerts. The form explains whether email delivery is available or your interest is being saved. Confirm your email when requested before alerts begin. These alerts concern newly published listings for the selected province and are separate from your account’s email preferences.

For account listing updates, turn off the email option in Alerts and save your preferences. For province signup emails, use the unsubscribe link in a province alert; each province signup is separate. Changing one does not automatically change the other. Account security and purchase-related messages are separate from optional listing updates. Contact us if you need help identifying a subscription.

Open Account to edit your name or change your password. If you cannot sign in, choose Forgot password on the sign-in form. For an unverified account, use Resend verification email when available. Check your junk folder and use the newest email link. If an email is missing, a link has expired, or you need help changing your account email, contact contact@taxsale.ca. Never email your password.

Investor Monthly: CA$29.95 per term (equivalent to CA$29.95 per month); 30-Day Pass: CA$39.95 per term (equivalent to CA$39.95 per month); Investor Annual: CA$249.00 per term (equivalent to CA$20.75 per month). Each term is paid upfront. Every plan includes the same website access; longer terms reduce the equivalent monthly cost. Prices are in Canadian dollars. Review available checkout options, applicable taxes, and renewal terms before subscribing.

Membership unlocks the available protected property details, parcel identifiers, maps, imagery, and research source links. It also provides the daily email frequency option when email delivery is available. Information varies by listing and source. Membership is website access: optional per-property orders for deeds or other official records are charged separately, as are any payments required by the sale authority.

Create an account, verify your email, and choose Investor Monthly (CA$29.95/month), Investor Annual (CA$249/year), or a one-time 30-Day Pass (CA$39.95) from Pricing. Complete the checkout shown for that plan. Access starts after the payment provider confirms payment, not simply when checkout opens. The pass expires after 30 days without renewing; monthly and annual plans renew until cancelled. If the payment is still processing, check Account again. If you already have a subscription, manage it from Account rather than starting a duplicate purchase.
View your account statusMembership & billingHow do I manage billing or cancel membership?
Open Account and select Manage billing or cancel subscription to open the billing portal for your linked subscription. Review the cancellation terms shown there and keep the confirmation. If cancellation is scheduled for the end of the paid period, Account shows when access ends. Signing out, stopping listing emails, or removing saved properties does not cancel billing. Contact us if the billing option is missing or you need help with an existing subscription.
Manage your membershipMembership & billingCan I still download purchased records after membership ends?
Download access for a fulfilled, paid research order is tied to the account that purchased it, rather than to an active membership. Sign in to that account and open Your research orders. Keep your own copies of documents you need. A refunded order does not provide downloads, and new research orders are available to verified accounts at the regular or active Investor price.
Find your research ordersMembership & billingWhat should I do about a payment problem, duplicate charge, or refund request?
Check your membership or research order status in Account before paying again. Contact contact@taxsale.ca with the account email, approximate payment date, property link if relevant, and a receipt or order reference. We can review the payment or delivery issue and the applicable terms. Do not send a full card number, security code, banking password, or sign-in credentials. Cancelling a subscription is separate from requesting a refund.

Your account includes the details you provide, saved properties, email preferences, verification status, and membership or research-order information. Province email signups also keep the selected province and consent records. Service providers handle information needed for functions such as hosting, email, maps, and payment processing. Email contact@taxsale.ca, preferably from the address associated with your account, and describe the request. We may need to verify your identity before making account changes or disclosing information. Some billing, security, or other records may need to be retained as described in the Privacy policy. If you have an active subscription, address billing cancellation separately through Account.

Send the property link, the detail that appears incorrect, and a link to the current official notice or correction to contact@taxsale.ca. Include the municipality and sale date if you cannot open the listing. We use source evidence to review corrections. For a deadline, payment, or cancellation question that affects an imminent bid, contact the sale authority directly as well.

Contact TaxSale Canada at contact@taxsale.ca for website access, accounts, membership, research orders, privacy requests, or a listing correction. Contact the municipality or other authority named in the notice for bidding eligibility, registration, deposits, payment instructions, current sale status, or results. For advice about title, ownership, taxation, or your legal obligations, consult a qualified professional in the relevant province.
