The essentials
We help you find and research tax sales. The sale authority sets the bidding rules. Website membership and optional property research are separate purchases, and your statutory consumer rights still apply.

These terms cover taxsale.ca, your account, website membership and any property research ordered through the site. “TaxSale Canada”, “we” and “our” refer to the service. By creating an account or purchasing a service, you agree to the terms presented to you.
TaxSale Canada helps people discover and research Canadian tax sale properties. We organize published notices, property information, maps and related records. We are an independent information service, not a government agency, sale authority, real estate brokerage, law firm, appraiser or investment adviser.
We do not conduct tax sales, accept bids, hold municipal deposits, transfer title or represent a buyer or seller. A membership or research order does not register you for a sale. Submit bids and payments directly as the responsible sale authority instructs.
Listings, sources and coverage
Our browsing tools cover all ten provinces. Published listings and the detail available for each property vary by province, source and date. An empty search result does not mean no tax sales exist in that area, and membership does not guarantee a particular number of listings.
The official notice, applicable law and instructions from the sale authority govern the sale. Our summaries do not replace them. Notices may be amended, withdrawn or cancelled; a last-checked date describes a past review, not a guarantee that nothing has changed since.
Maps, parcel outlines and imagery are research aids, not legal surveys or proof of ownership, access, boundaries, occupancy or condition. An assessment, minimum bid, upset price or recorded transfer is not a current market appraisal. A passed deadline does not establish that a property sold.
If you find an error, use Contact and include the property link and the official source. We may correct information or remove a listing while it is reviewed.
Your decisions and due diligence
You are responsible for deciding whether a property and sale are suitable for you. Before committing funds, confirm the parcel identity, current sale status, deadline and time zone, bidder eligibility, registration, deposit, accepted payment methods and submission requirements with the sale authority.
Investigate title and interests that may survive the sale, access, zoning and permitted use, servicing, environmental conditions, occupancy, possession, redemption rights, taxes and closing costs. Provincial rules differ, and the legal result of a successful bid is not the same in every province.
Obtain independent legal, tax, valuation or other professional advice as needed. A tax sale notice does not give you permission to enter private property. Our guides and research do not guarantee clear title, vacant possession, financing, buildability, resale value or a return on investment.
Accounts and communications
Provide accurate account information, use an email address you control and keep your password and account access secure. You must have legal capacity to enter into a contract to purchase a service. Do not use another person’s account or share paid access outside the access granted to you.
Saved properties, account activity and email notifications are different features. Email delivery depends on availability, your preferences and email verification. Alerts can be delayed or missed and do not replace checking the official source before a sale.
Manage available account settings from Account. Province alert subscriptions have their own confirmation and unsubscribe links. Contact us if you suspect unauthorized access or need help closing your account.
Membership, billing and renewal
A website membership provides the member features described on the Pricing page. Investor Monthly is billed monthly and Investor Annual is billed annually in Canadian dollars. The annual plan’s monthly equivalent is a comparison figure. The 30-Day Pass is a one-time purchase that expires after 30 days with no automatic renewal. Applicable taxes, the total and recurring billing terms are shown at checkout.
Where a recurring subscription is offered, it renews at the interval shown at checkout unless cancelled. Review that interval, price and cancellation information before confirming. Access is activated after the payment provider confirms a qualifying payment and depends on the subscription’s current status.
Use “Manage billing or cancel subscription” on your membership page to open the billing portal. Review its cancellation confirmation and the access end date shown in your account. If cancellation is scheduled for the end of the paid period, access continues until that date. Signing out, removing bookmarks or unsubscribing from email does not cancel billing.
Only purchase through an available checkout. An advertised price or feature is not confirmation that ordering is open. Do not start another subscription to resolve a payment or access problem; contact us with your account email and receipt reference.
Separate property research orders
Optional research for an individual property is a separate, one-time purchase. Active Investor Monthly and Annual subscribers receive the member price shown before checkout. The 30-Day Pass uses the regular research package price. Standard record costs are included in the package price; any adjustment for unusually complex research requires your agreement before proceeding. It is not included in the website membership fee. The property page and checkout identify the property, package and price offered.
Research is gathered after payment and is not an instant download. Available records depend on the property and the source. Check your account for order status and documents when they are ready. If a sale deadline is approaching, contact us about the required records and timing before ordering; do not assume delivery before that deadline.
A research package does not replace a lawyer’s title opinion, a survey, an inspection or your own review of the sale conditions. Buying research does not reserve the property or prevent a sale from changing or being cancelled.
Order problems, cancellations and refunds
For a duplicate charge, unavailable paid access, an incorrect research order or a delivery problem, email contact@taxsale.ca. Include your account email, order or receipt reference, property link if relevant, and a short explanation. Never send a full card number, password or security code.
Cancelling a subscription does not itself issue a refund for a previous payment. A municipal sale cancellation is also separate from a website subscription or research order. Contact us to request a review; any refund or adjustment is assessed against the terms of the purchase, the service provided and applicable law.
Nothing in these terms removes a cancellation right, refund entitlement, warranty or other consumer protection that applies by law. Your rights can depend on your province or territory and the circumstances of the purchase.
Acceptable use and content
You may use the site and the access you purchase for your own property research. Copyright and other rights in our original content, source documents, imagery and maps remain with their respective owners. Follow any licence and attribution terms shown with a source.
- Do not bypass access controls, share credentials, misrepresent your identity or access another customer’s records.
- Do not resell or republish member-only content or research documents without the necessary permission.
- Do not overload the site, exploit vulnerabilities, introduce malicious code or use automated access that disrupts us or an official source.
- Do not use property records or personal information to harass people or for another unlawful purpose.
We may restrict access to address abuse, security concerns, non-payment or a breach of these terms, subject to applicable law. Report access or security concerns through Contact.
Availability and your legal rights
External records, websites and services can be incomplete, unavailable or out of date. Features may be interrupted for maintenance, corrections or security work. To the extent permitted by law, we do not guarantee uninterrupted availability, complete third-party information or any bidding or investment outcome.
These limitations do not exclude obligations or liability that cannot lawfully be excluded. No part of these terms requires you to waive mandatory consumer rights or prevents you from contacting a regulator or using a remedy available under applicable law.
Third-party websites and payment services have their own terms and privacy practices. A source link is provided to help your research and does not make that source part of TaxSale Canada.
Changes and contact
The date at the top of this page identifies this version. Updated terms will be posted here. Changes do not retroactively remove rights attached to an existing purchase, and any additional notice or agreement required by law still applies.
